Adaptive Reuse Analysis for Saguache School

The Saguache School, abandoned for many years, was evaluated to determine if the structure could be adapted for use as housing. After a complete analysis of the existing structure, it was determined that plans for redevelopment could proceed. The Collaborative prepared plans and preliminary specifications, utilizing the Farmers Home Administration Section 515 funds, to convert the structure to low-income housing for the elderly. The school building had characteristics typical of a turn-of-the-century school – Romanesque styling, wide hallways, high ceilings, and generous stairwells. The proposed design maximized the use of these features and thereby minimized damage to the historic character of the structure. Building materials, material finishes, and systems of the historic building were evaluated, and recommendations provided for stabilization and restoration of the structure. A “worst case” evaluation of the building’s systems was provided, and suggestions made for placing new systems within the historic fabric with the least amount of impact.
